Well hi there, I'm Michael Hausam of the Hausam group at Vista Pacific Realty. So

a question that comes up all the time is what is the single most important thing

to consider when choosing a real estate mortgage lender? Is it interest rates? Is

it terms? Is it fees? Is it convenience? Do they have a digital mortgage? Do they

have an app on the phone that you can do everything with? What is it?

Well helpfully JD Power and Associates just did a survey of almost 6,000

different borrowers that have all either refinanced or purchased a home in the

last 12 months and here's what they came up with. This was actually surprising to

me. I've printed this out in big print so I can read it. The number one thing that

customers want is a quick response. That's it. They simply want somebody to

get back to them in a timely manner. Now what's really interesting about this, here

on this chart, this is the results they have all the big mortgage lenders - many

of whom you've heard of. Some of whom you may actually have a checking account

with; in fact in one case your favorite sports team might play in an arena with

their name on it. Now the categories that they have set up are also interesting to

me. They have 7 days or less, 5 days or less, 3 days or less. In the top category

the number one category is 1 day or less. So if a mortgage lender got back to a

borrower within 24 hours that's as good as they could do. Well I have to tell you

if the bar is set as low as 24 hours for a response,

if it were me in the middle of a transaction, I would be absolutely

furious. 24 minutes, something like that that's what I'm gonna want. I couldn't even

imagine if I'm in escrow with somebody and I tried to get a hold of the lender

for something and it takes them 36 hours to get back to me and he says, "hey that's

good enough to be in second place!" My head would explode.

and yours should too, quite frankly. So how do you deal with that? What do you do?

Of course everybody that you talk to, they're gonna say "oh I've got an email

address, I've got a snapchat, you can text me, I'll get back to you right away..."

So how do you figure that out? Well quite simply what you're gonna have to do is

test them if there's a particular mortgage lender that you want to

potentially shop and work with; send them a text, send them an email,

leave them a voice mail and then... click click click click click... watch your watch

and if it takes them more than just a short little bit of time to get back to

you, they've just eliminated themselves from the competition. Easy peasy. Now of

course, I as a licensed real estate broker, I can handle all of the requests

and needs that you might have, and I promise you, it's never gonna be a, "hey I

got back to you in 24 hours, aren't I great?" It's gonna be right away. So if

Driver's 'heart stopped' when he realised what was in pile of leaves on road - Daily News - Duration: 4:18.

 A delivery driver says his "heart completely stopped" when he spotted something sticking out of a pile of fallen leaves at the side of the road

UPS driver Jordan Weaver was making his rounds in Indiana, USA, when he noticed something unusual just a few feet away from his truck

 He had just delivered a parcel to a mum and was stunned when he spotted her son hiding in the pile of yellow, orange and brown leaves

Promoted Stories  The youngster apparently thought he was playing a funny trick on passers-by - but Jordan fears he was so close to the road, his prank could have had a tragic outcome

 Luckily, the driver had parked on the opposite side of the road while making a parcel delivery

 Once he spotted the boy playing in the leaves, he asked his mum if he could take a photo to raise awareness of potentially hidden dangers on the side of roads

 It's also a lesson to parents who can dissuade their children from performing similar stunts

 Recreating the scene, the boy clambered back into the pile and stuck his head out of the leaves in the same position it was in when Jordan initially spotted him

 Although the photo is blurred to hide the child's identity, it is clear that he would be barely visible to passing drivers whose eyes are usually focused on the road straight ahead

 "I couldn't believe it at first - my heart completely stopped," Jordan told WSBT-TV

 "Luckily, I parked across the street from the stop, so I didn't see the child until after I made the delivery

 "I immediately grabbed my phone and went and asked the mother if I could take a picture

"  Jordan told colleagues about the boy's close shave and sent the picture to somebody on a local UPS safety committee program

 They posted it to Facebook where it was met with shock.  "He could have died," said Dayana Botello, who saw the picture on the social network

"I said 'Oh my goodness, I have to be even more careful in paying attention to our kids

'"  Jordan Weaver says this isn't the only danger he's spotted while out on the roads, saying he sees potentially harmful situations "countless times a day"

 "Distracted driving is the main one," he explained.  "You see so many people on their phones not paying attention to the roads around them, especially in neighborhoods like this

BREAKING: Barack Obama was just caught committing a major crime that could land him in serious

Breitbart News editor Peter Schweizer went on Lou Dobbs' Fox Business show this week

to completely blow the lid off of Obama's crime syndicate.

Schweizer, who is the author of the new book "Secret Empires: How the American Political

Class Hides Corruption and Enriches Family and Friends," explained that the Obama administration

spent eight years using regulations to help the president's friends acquire more and

more wealth.

Daily Vine reported that Schweizer gave a road map of what Obama did to help his friends

get more money.

During his presidency, Obama's best friend, Marty Nesbitt set up an equity fund and then

invested in highly regulated industries.

"Barack Obama's best friend, a guy named Marty Nesbitt…sets up a private equity fund

while his friend is the regulator-in-chief, and what he does is he invests in what he

calls 'highly-regulated industries,'" Schweizer said.

"… And so, to give you one brief example, the University of Phoenix, the for-profit

school, Barack Obama's administration says, 'We think this school is bad.

We're going to suspend the Pentagon from using GI Bill money for soldiers to go to

school there.'

Well, of course, the stock price goes from $100 a share to about $3 a share.

Guess who steps in to buy it?

Barack Obama's best friend Marty Nesbitt and his company Vistria investors.

They come in.

They buy it for pennies on the dollar.

And then lo and behold, the Obama administration says 'You know what, we think we're going

to let GI money flow again back to the University of Phoenix.'

And that pattern is repeated over and over again in other sectors of the economy.

It was rampant."

And Obama has the nerve to say that his White House was "scandal free!"

What is an emerging market? | CNBC Explains - Duration: 5:43.

What does Indonesia have in common with countries like India, Brazil and Russia?

They're all classified as emerging markets.

It's a term that originated in the 1980s and has stuck around since then.

Two of the most important reasons why?

Well, these countries are crucial when it comes to driving global economic growth.

And their financial markets can be goldmines for investors,

especially those with an appetite for higher risk.

So what makes an emerging market today?

And why do investors have such a love-hate relationship with them?

The term "emerging markets" was coined by a World Bank employee Antoine van Agtmael.

The finance arm of the World Bank wanted to get more foreign investment into third world countries,

but didn't think the term "third world" really inspired investors.

To make it sound more attractive, van Agtmael coined the term "emerging markets."

But if you want a definitive list of emerging markets, good luck.

The list varies depending on who you ask.

The IMF classifies 96 countries as emerging.

It uses criteria such as how much citizens of that country earn, how diverse the country's exports are,

and how sophisticated its financial system is.

That's one measure.

But investment research firm MSCI, which creates stock indexes,

classifies 24 countries as emerging markets.

Okay, but what's an index?

Essentially, it's a list of stocks that measures certain features.

For example, if you want to look at how the biggest U.S. companies are doing,

you could look at the Dow Jones Industrial Average, which covers 30 household names.

The MSCI is known for its Emerging Markets Index, which shows us

how emerging countries like Brazil, China and Turkey are doing.

Unlike the IMF, the MSCI uses how investable a country's stock market is

to determine whether it's an emerging market.

That's important, because this influences how much foreign investment a country can get.

You may be wondering how such a diverse group of countries could possibly be grouped together.

Despite their many differences, there are a few characteristics that they do tend to have in common.

Let's take a look at the first one.

The term "emerging markets" was initially used for developing countries,

which meant that the average person living there tends to earn less than someone in a developed country.

Economists call this a lower income per capita.

But that's not always true today.

Some countries, like the United Arab Emirates and South Korea are considered emerging markets,

but they have higher income per capita than some developed countries, like Spain and Portugal.

An investor's goal is to make money. For that, you need growth.

And emerging markets are known to do just that, rapidly.

Fast growth is our second characteristic.

One report found that one out of every four emerging economies

outperformed its peers and developed countries.

Of these 18 outperformers, seven exceeded annual per capita GDP growth of 3.5 percent for a 50 year period.

They include China, South Korea and Indonesia.

The other 11, which include India, Ethiopia and Cambodia, have enjoyed more recent gains,

growing at about five percent or higher over the past 20 years. That's 3.5 percentage points above the U.S.,

and enough to lift themselves into a new income bracket for countries.

That growth comes with a lot of risk.

And that brings us to our next characteristic, high volatility.

And if you need an example of volatility, just look at this.

The MSCI index, which shows total returns, shows emerging markets had been doing pretty well,

until January 2018, when things began to sour.

We've seen their currencies fall to historic lows against the U.S. dollar.

That's bad news for countries trying to pay off their debt.

It's a problem because a lot of that debt is held in foreign currencies,

particularly in the strengthening U.S. dollar. That makes paying off debts an uphill battle.

Not ideal when emerging markets have seen their total debt rise from $21 trillion in 2007 to $63 trillion in 2017.

Emerging markets crises are worrying, because they affect

multiple countries and tend to work in a vicious cycle.

First, the currency falls rapidly.

Countries then struggle to raise funds due to their less mature capital markets and investors flee.

This affects the country's assets and currency, and can sometimes

damage the country's banking system and even the economy.

It's important to note that an emerging market's status can come and go.

That could mean a step up as a developed nation, or a step back as a frontier nation.

Despite all the uncertainty, one thing is for sure, investors will continue to watch

emerging markets closely, as the countries continue to expand their role in the global economy.

What is Arecibo Message? Google Celebrates 44th Anniversary of the Arecibo Message - Duration: 2:34.

Today the Search Engine Google is celebrating 44th Anniversary of the Arecibo Message with

animated Doodle show in few countries on Google Homepage.

The Arecibo message is a 1974 interstellar radio message carrying basic information about

humanity and Earth sent to globular star cluster M13 in the hope that extraterrestrial intelligence

might receive and decipher it.

The message was broadcast into space a single time via frequency modulated radio waves at

a ceremony to mark the remodeling of the Arecibo radio telescope in Puerto Rico on 16 November

1974.

The message was aimed at the current location of M13 some 25,000 light years away because

M13 was a large and close collection of stars that was available in the sky at the time

and place of the ceremony.

Forty four years ago today, a group of scientists gathered at the Arecibo Observatory amidst

the tropical forests of Puerto Rico to attempt humankind's first communication with intelligent

life beyond our own planet.

Their three-minute radio message—a series of exactly 1,679 binary digits (a multiple

of two prime numbers) which could be arranged in a grid 73 rows by 23 columns—was aimed

at a cluster of stars 25,000 light years away from earth.

Written with the assistance of Carl Sagan, the message itself could be arranged in a

rectangular grid of 0s and 1s to form a pictograph representing some fundamental facts of mathematics,

human DNA, planet earth's place in the solar system, and a picture of a human-like figure

as well as an image of the telescope itself.

 "We were just so excited," Underwood told Taste of Country. "It took us a while to get here, and we were just feeling so blessed

 In September, Underwood revealed that she suffered three miscarriages in the last two years

 "I'd kind of planned that 2017 was, you know, going to be the year that I work on new music, and I have a baby," Underwood said during an interview with CBS Sunday Morning

"We got pregnant early 2017, and didn't work out."  At the time, Underwood leaned on her faith

"And that was the thing, in the beginning, it was like, 'Okay, God, we know this is, just wasn't Your timing

And that is all right. We will bounce back and figure our way through it.' "  After suffering a second miscarriage in 2017 and a third in 2018, "at that point, it was just kind of like, 'Okay, like, what's the deal? What is all of this?' " said Underwood

 "I had always been afraid to be angry," Underwood explained on CBS of her reaction to the heartbreak

"Because we are so blessed. And my son, Isaiah, is the sweetest thing. And he's the best thing in the world

And I'm like, 'If we can never have any other kids, that's okay, because he's amazing

' And I have this amazing life. Like, really, what can I complain about? I can't. I have an incredible husband, incredible friends, an incredible job, an incredible kid

 However, when Underwood became pregnant again, she said "I got mad," fearing she would have a fourth miscarriage

Like, do something. Either shut the door or let me have a kid."  "And for the first time, I feel like I actually I told God how I felt," she added

"That was like a Saturday — and the Monday I went to the doctor to, like, confirm, another miscarriage

And they told me everything was great!"  Underwood shared her pregnancy news with the world in August, along with her upcoming Cry Pretty tour, which will kick off on Mayafter the singer returns from maternity leave

Dani Dyer was a favourite to win on this year's Love Island from the get-go.

The 22-year-old and former pen salesman Jack Fincham, 26, were early favourites due to their endless banter and undisputed affection for one another.

The pair stormed their way to the final and took home the crown, seeing them gain instant celebrity status.

But Dani already had a taste of the celebrity lifestyle ahead of the show – and not just thanks to her fleeting appearance on axed reality show Survival of the Fittest.

She had a small role in gritty thriller Vendetta, after an actress had to pull out.

Her "likeable vulnerability" on-screen saw her land a much bigger role in gangster flick, We Still Kill the Old Way.

Dani played the daughter of Alison Doody in the film, and Dani had to get her teeth stuck into some harrowing scenes.

Producer Jonathan Sothcott, Hereford Films revealed: "Dani met the director her – who loved her – and we cast her.

"Like Vendetta, she was terrific in the movie." He continued: "She got on very well with all of the actors – she was always the most down to earth and humble and was keen to get stuck on." Jonathan added it was evident at the premiere that Danny and wife Joanne were "incredibly proud" of their daughter.

Dani went on to do two more films with Jonathan; Age of Kill where she played the daughter of Donna Air and Martin Kemp, and Bonded by Blood 2, where she played the girlfriend of the leading man.

Following her initial acting stints, Jonathan revealed he wasn't at all surprised to see Dani on Love Island because "she's very natural and always wore her heart on her sleeve".

Jonathan concluded: "The independent film industry in the UK is in a pretty bad state at the minute and there aren't a lot of films being made with strong female roles.

I would certainly work with Dani again and think she has a bright career ahead of her as an actress." Dani is set to flex her acting talents once more this year, as she will be starring alongside her dad and comedienne Jo Brand in Nativity: The Musical.
