the comercial area, are full of boutiques, restaurants

where they sell delicious fudge, ice creams

and chocolates.

For lunch, I recommend you to visit

the place with

the most famous burgers of Big Bear.

The burgers in this place have the name of

famous rock songs.

I to rise in support of a the 5 million dollars that is going to go the rapid response network

I want to thank the Jewish family services the ACL San Diego organizing project in my

church Our Lady of Guadalupe with father Pepe who's here not doing an introduction because

that would be somebody else's job to do for me today but I do I do want to thank all the

people in San Diego who responded to this crisis we've had a temporary shelter really

in my district since October in the reason we have a just understand these organizations

were told the night before people start being dumped in the streets that the federal government

with ending a program this is a program that has been in place for years and years and

it's it's called the safe release program where basically these asylum seekers who are

here legally they've been found to have a credible reason to claim asylum a they they

usually were were taken in they're given an ankle bracelet in the federal government

would see to it that they were sent to their destination where where their sponsor

or their family was most of these people do not stay in California most of these folks

have plane tickets are train tickets it can be paid for by by their family by sponsors

by places around the United States but you can imagine a family who has walked from Guatemala

here who's in shorts and a tee shirt and is left by by the federal government on the streets

of San Ysido on my district to find their way to Chicago in in subzero temperatures

that that's what basically with no explanation these folks don't even speak Spanish most

of the time they speak a dialect of indigenous Guatemalan languages and it's it's amazing

to me that something that the federal government has been able to do for so long was stopped

so abruptly and left so many people in a vulnerable position it makes them vulnerable to human

trafficking and it makes our shelters are homeless shelters vulnerable to having more

people there quite frankly. Because what are these people supposed to do they don't even

have a guide to where they're supposed to be getting so these organizations in San Diego

they they stepped up they've been filling that void but thank god we have a governor

who went down there to look too said we need to be part of the solution this is a solution

that all of us have a responsibility for quite frankly in San Diego county a lot of people

say well somebody else's responsibility but but the San Diego county board of supervisors

also passed a resolution found a place for new temporary shelter in the state has to

come up with some money to insure that these organizations can continue to run it that's

what this is about it is not a permanent shelter I know there's been a lot of criticism that

somehow we're not housing veterans and homeless folks this is a temporary shelter people are

there for 24 to 72 hours at the most it is not a situation by which people are

using it as transitional housing this is to get them from from being released on the streets

to their destination of choice for this 5 million dollars is gonna be well spent in the long run it's

going to save our state money it's going to save our local governments money it's going

to insure that people get where they belong in they can have that hearing for asylum it's

important to remember and to go back in your communities in state these folks for it for

whatever you feel about immigration these folks are here legally this is their right

to be here this is not some sort of. You know I I don't know what the the other side likes

to say but but they they are here legally they have a claim to be here legally and we

need a system in a humanitarian way and this is one step in doing that so I want to thank

all the organizations and the churches involved and in helping to get us to this point

I want to thank our budget chair for acting so quickly when we kind of hair on fire said

we needed this as soon as possible of course I want to thank our governor for proposes

well I respectfully ask for an I vote.

Southern California Real Estate: Benefits of Using a Professional Designer - Duration: 6:18.

- Hey there, this is Kevin Smith with First Team

and Christie's Real Estate here in Southern California.

And today I'd like to welcome my guest,

this is Emilie McVay.

She's with Luminous Staging here in Orange County.

And we're gonna talk a little bit about some of the benefits

of using a professional designer like she is,

and some tips and things to look out for

to help get the best and highest price for your property.

So, thank you for being here.

I appreciate it.

- Thank you, Kevin, for having me.

- So, my understanding, you are an interior designer

not just a stager, but you've had

your own business for how many years now?

- 23 years I've done residential interior design,

and I've done staging for one year.

- Okay, great.

Yeah, so Emilie's been consulting with me

and some of my new clients that

have a house coming up on the market,

and some of the tips that have kind of changed

over the last couple of years, I know.

One of the things that we talked about

was a lot of the millennials nowadays

are looking for some of the smart homes,

and things like that.

So what are some of your experiences with that?

As far as design or staging, is there anything

that you could give us a little bit of insight in?

- Well, first of all, the biggest population right now,

or group of people that are

looking for homes are the millennials,

and the millennials as we know are very tech savvy.

They're interested in the homes

that have the Alexa, that have the Google,

that can be operated through their iPhones.

So if they're on vacation they can control the lighting,

the security, the appliances, believe it or not.

- Like the Roombas?

Like the vacuums?

- Exactly, exactly.

They want their home clean when they get back.

So that's a huge population,

and that is gonna add value to the home,

as is doing some home improvement projects

prior to putting your home on the market,

and that's where I come in.

- So you do consulting?

- Right.

- So what I would do is I'd actually have Emilie come over

and you could do a consultation, right, with my sellers?

- [Emilie] Correct.

- All right, and they typically will pay for the staging?

- Yes, they do.

And the realtor also can,

if the seller is not really interested in having it staged

and the realtor really wants to have it staged,

I offer getting paid out of escrow.

- That's huge, because I know

some stagers that don't do that.

So, if they don't have a lot of money,

they're short on the budget, or they're not really thinking

that it's gonna benefit them in some way,

then they don't have to come up with out of pocket money.

So they could be paid at the end.

So that's a definite benefit for you.

- Yes, and they're happier because they see the added value,

they see the home sells quicker, and they're not stressed

about putting money up front when they're already

spending money to sell their home.

- Right, now I've heard that, too.

I've heard different numbers, obviously, from the west coast

to more expensive homes to middle America,

the increase in value that they get from staging,

the cost that they put into it, they get up to 40%,

sometimes even higher.

- Yeah, 15 to 30% is average on the amount

that you can ask for the home,

but the most important factor on the statistics

is selling your home 87% faster from staging.

And 90% of the people look at properties online

before walking into a home,

so you want your photos to be perfect.

You want that to be the eye-catcher before they even go out.

- Right, so yeah, using my professional videographer,

photographer, my drone, everything,

and then having it all staged.

Not only having it furnished correctly,

but open concepts, right?

Space flow, the way people can get around through the house?

- Absolutely.

When someone walks into the home, if they feel like

the flow of the home and the space planning

is set to how they live and makes the home look bigger,

then of course that's gonna be

very appealing to them initially.

- Right.

Another thing is the design of the home, right?

I mean, if it's a traditional-type home,

or a contemporary-type home, you have special furniture

and design skills that would make that house jive, right?

I mean it would look--?

- Yes, I want to stage the home

according to the look of the home.

I don't want to have a 1935 home

and stage it with contemporary modern furniture.

I want the outside and the inside to flow

and to look cohesive and basically

when somebody walks in they go,

"Wow, this home looks well put together for the age."

- All right, and then another thing about your business

is you have a huge staff, right,

that'll be able to help you out.

So as far as how much lead time do you need?

If we're gonna be putting a house in the MLS,

how much typically do you need?

- I think four to five weeks is a reasonable amount of time

for the suggestions that I make, and then I come in.

I can stage it in under a week.

- Okay, so your part is a week,

but if they have decluttering, organizational,

painting, repairs, things like that,

you need at least four or five weeks.

- Yes.

- Okay, that's good to know.
