I often get asked

"As a landlord what kind of insurance do I need?"

An investment property needs to be appropriately protected.

Insurance can give you peace of mind and confidence that your property will be looked after

should something go wrong.

Firstly, you should ensure the building.

If your home was damaged by fire or storm

your building policy will cover the cost to rebuild or repair.

Secondly, we recommend that you obtain landlord insurance.

Landlords insurance should cover you against

lost of rent, deliberate damage by tenants,

damage to fixtures and fittings

(such as carpets, window furnishings, and light fittings)

and very importantly your legal liability.

Do I need to be home for a routine inspection? - Duration: 1:08.

Hi, I'm Geoff Fox I'm one of the senior property managers here at Miles Real Estate.

One of the questions I get asked quite often by tenants is

"Do I need to be home for routine inspections?"

In simple the answer is no.

We have master keys for the majority of our properties

and if tenants are happy for us to do the routine inspections without you we can certainly do that.

Sometimes tenants may have instructions for us on

maintenance that they require,

so you can either send us an email beforehand or

you can leave a note on the kitchen bench

telling us exactly what the problem is.

We always do routine inspection using our iPads,

we take photographs of every single room as we go through the property,

and we'll also make notes if there's any maintenance required.

In simple there's your answer, we don't need you home for the open routine inspections;

but we're quite able to work in with you at any time.
