To build or to buy a house. That's what we are talking about today and we are starting

right now! Hey everyone welcome to my channel my name is Cori. I"m a full time realtor right

here in Monmouth County, NJ with RE/MAX Central and Monmouth County Dream Homes. If this is

and anything that has to do with real estate and Monmouth County. So do me a favor, go

ahead and click that subscribe button below. To build or to buy, that's the question. If

you decide to build a house here are some of the PROS. You get to live in a brand new

house that nobody else has ever lived in. before. Everything is going to be brand new,

and your'e not going to have do do a thing. Another pro, you not going to have to update

anything because everything done. It's going to be new, it's going to be modern. Another

big pro when you do buy new construction, usually you can get the builder to throw in

some incentives. You get to make choices. You get to basically pick what you want, how

you want it and where you want it. Right down to the floor plan that you want. So now let's

talk about a couple of the CONS if you're looking to buy a new house. Well one of them

is, price. They are usually much more expensive. You can probably get the same type of a house

with the same square footage for a lot less money. Another con to buying a new house is

the length of time from start to finish. Sometimes people don't want to have to wait 6 months

to a year and even then depending on where you live, like here in New Jersey, if you

are dealing with the winter months they can lose a lot of time due to weather. So you

may not know exactly when you are getting into that new home. Another big con to buying

new construction, not only can the construction get delayed a lot of times it causes people

to over spend. For example, you walk into a model home, you love the model, you love

everything about it, that's the house you want. So let's say you think you're getting

that house for $700,000. What you might not realize to get the house exactly the way house

looks like that you're standing in , that model home, it's not $700,000. By the time

you're done you're closer to $800,000. The granite, the longer cabinets, the upgraded

floors, these are all things people sometimes get "trapped" in when they are buying new

construction. Another thing to keep in mind when you are buying new construction are taxes.

The taxes are extremely high. So now let's look at the other side. Let's talk about the

pros of buying a house that's a resale. The biggest pro, in my opinion. It's just easier.

You see the house, you pretty . much know what you are getting in terms of layout, location.

There are NOT a lot of decisions to be made. You might talk about paint color and all that

stuff, but you don't have to spend so much time, making decisions, making choices and

worrying about whether or not you are going to close, because the house is already built.

Another pro is, honestly, is usually less expensive. The house is a little bit older,

and a lot of things are already there. The appliances are there, the window treatments

are there, the landscaping is there. Let's go over a few of the cons to buying an existing

house. Number 1, basically you are stuck with the layout of the house. Ugh, paint and wall

paper. Sometimes you walk into houses and you are like, "ughh what are they thinking".

Turquoise walls or wallpaper that looks like an old dress print that's gone out 50 years

ago. But you know what, those are basic things. You can change simple things like that. It

comes down to do you have the time, the energy and there is going to be a cost involved.

You might find a home you love the layout but the kitchen is so out dated. You're going

to have to update that kitchen. That can be a big expense. Is that something you are willing

to take on? The heating, the air conditioning, the major appliances in the house, they may

be older, the may need updating, another thing you have to consider do you have the patience

and the time to do all this and there is money that is involved. Those are all things you

have to figure out and weight out those options make sense for you. So that's really it. It's

pretty quick and easy. It's basically your personal choice, what your finances look like.

Is there a specific location you want. What do you have your heart set on? Do you love

this existing home that you think with a little time and money you can make it your own. Or

do you absolutely want a new build and you're willing to pay more money for it, deal with

lengthy time to get in it and possibly take on much higher taxes. So now that we talked

about the simple differences of buying or building, if you had to go out and buy a house

today, what would you do? Would you try to find an existing home, or would you go after

building a big custom workbench at c-base - a narrated timelapse - Duration: 11:29.

hi my name is Ijon. back in February suski and I made a detailed plan how to

overhaul this corner to better utilize this space.

this is the plan we drew in February

Let's clean this up!

this piece of wall had to go

and then we cut and mounted the big back beam

we marked the positions of the legs and now we are cutting all the back legs

all the legs were individually positioned and marked

the floor is very very uneven

and now we are cutting the front legs

in the lower left corner you can see the planer

Observe the amount of shavings we produce

they all get an 11 degree bevel

the first leg of the front row has to be positioned carefully

now we can position the middle leg on the right side

on day two we started with the braces on the right top corner.

every brace got its own notch to mount it

we cut off the front beam

we continued on the left with these two legs

aligning them perfectly was really difficult

we build a helper contraption with many clamps and others straight pieces of wood

now we cut the notches for the braces

and then we're taking it all apart again to cut additional notches in the front legs

for this lower front beam that also needs to go there

it also was notched

and got its braces.

now we started to work on the platform for the CNC-mill

first we need to mark the remaining leg to cut it precisely

then we took off the other front leg again to cut it

and made the notch and shaved the end off.

and we thought some additional braces under the CNC would be a good idea

now we are cutting the lower braces

now we are measuring the exact size and angles of

the top cover of the miter saw

and now we're doing the same for the top cover of the CNC Mill

now we are mounting the lower braces and we're drinking some beer while doing it

because we were done with all the power tools

the top covers fit and are screwed in place

the chop saw is lifted on top of the bench

and the CNC mills is lifted on top of it

I think day two was very successful.

day three started with

the exact positioning of the both machines

so they use one long common fence for both machines

and after the exact position was determined

we measured the size of the

cover on the right side

and then we cut it and test fitted and we tested it

several times and shaved off here and there a bit but in the end it fit and we

drilled it and screwed it down

and then some clean up because day three was a short day

on day four I converted this board into long rectangular beams

of which this is a cut off

and now on day five we fitted in these grooves

so that these aluminum profiles actually fit

here we are cutting and fitting the left table surface and we needed to test fit

several times to get all the cutouts right

The part was then drilled

and screwed down.

the ends of the fence beams had to be angled a bit

and we are cutting them right now

and all of this back and forth and test-fitting is there to get the cut out

on the inside of the fence perfect

and now we are aligning the fence so it's perfectly in line with the miter saw

this was also a major undertaking to cut

this much off of the beam - this was rectangular.

because we did this entirely with hand tools.

we are done with day five

these fences right now are not yet mounted.

on the left you can see the clamped glue up

of the left part of the fence.

right now I am test fitting the right part of the

t-nut rail on top of the fence.

the fence somehow needs to be mounted and right

now I am pre-drilling and marking the locations of the screws.

Here I am putting in the screws from below so I can find the exact locations of them for

pre drilling in the fence

I just took off the fence to pre-drill it off-camera

and now I just need to put in the screws and tighten them properly

by now the left part of the fence is dry

as well so I can take off the clamps and remove the squeezed out glue

some sanding is also necessary.

on day 7 we start by fixing the miter saw in place

and for this purpose we make small wooden blocks that we screw down at the

front and at the back of the miter saw which will hold it firmly in place and

in alignment with the fence

and just about now we realized that the left part

of the fence is actually interfering with the miter saw in one of the miter angles

So suski is making a lot of small paper templates to figure out the

exact shape of the cutout that we need so the miter saw can be used throughout

all its rotation.

Here I am test-fitting the left part of the fence

with the new cutout.

the next day I took the opportunity to mount the fence

and I'm taking it off to pre-drill it and right now I am screwing down the fence

after mounting of the left part of the fence the only thing that's left to

do is to mount the t-nut-rails in the fences for which I am taking them out

and pre drilling them, properly sinking them so the screw heads don't stick out

and then I mount them and put them in back in.

This was a big project that I

wouldn't even have started without the support of many c-base members that

helped to build and plan this especially suski.
