and we wanted to sell his house and you know was from it was it was a voicemail

that I left so the first call I'm gonna make today before I dive into what it's

house flipping and before I dive into the in gentleman question the first of

all I'm gonna make would be to be a return call I make most of my return

calls outside of this live cold calling sessions but I want to do one of them in

front of you right now so you can see how the conversation goes down

and then I will take it from there so follow me i sat down this person and

gonna quickly just cool okay it's more much more of your action then you

actually speaking nobody Mooney and admits most people don't admit to put in

on themselves but that's the reality a lot of people do I have done that in the

past myself and to be honest with you there's nothing cool as being able to do

okay sure that being said okay what is house flipping okay if you are asking

that question chances are you already have an idea of what it is right but

it's essentially it's essentially you picking up a house at the lower cost and

then selling it to somebody else and as little time as possible yeah it's

as little time as possible cause time is the is the most expensive commodity or

resources that you have so the faster you can flip a house let me sell it to

somebody else the better the much more the more profit

you made okay because time by itself actually has a dollar amount on lids

which is typically infinity because once you lose time

you cannot replenish time you can replenish money to do money but in

finishing time it's literally impossible so it's

actually ridiculous to attract a dollar amount of time it's like the worst thing

you can ever do but sometimes that's the stepping stone if you're not your names

with your life why not as a meaningful then obviously there's a dollar amount

of your time it could be twenty dollars an hour if somebody gave you twenty

dollars an hour at a job or for you gone now then your time is worth $40 that's

what that is okay and we all have to go through that kind of stepping stone

until eventually your time is for $200 per hour $2,000 per hour two million

dollars per hour okay most people will never seen that

okay but if you could make dollars an hour or you're better than

most human beings if you can do $500 an hour even way better the top one to

three percent of the world right that's really what we're looking to do which is

after residual and passive income oh one which is after a profession where

you get paid for results and not for the time you spend trying to achieve the

results by bottom line is that if you get painful results then you can

duplicate that result without needing to duplicate your time your personal time

involved okay so so when you flip a house you buy a house the goal is all

right so just let the fourth the first voicemail of the day all right

house and selling it could be three months so if you have to put some work

in it some people call that fix and flip okay that means you you know the house

means of carpeting the house needs a hole you can need any amount of work

okay no amount of work he needs could go from zero to 100 150 thousand dollars

depending on how much work the house means the less the amount of work he

needs the better because that means you get to flip it you know as fast as

possible what sometimes more word means more profit okay sometimes more work

means you get a really good deal when you are doing the acquisition of the

flipping means you buy a house at the lower cost

and then you sell it at a higher constant so buying it at the lower cost

and selling it at the higher cost is anything of it it's as simple as that

house for example if the house is $100,000 okay

what the house is worth in the opinion I want to know if there's any repairs

that's all right so I want to do this a liability on the house maybe me throw a

mortgage or tax default anything like that I want to know those things I want

to know the specification of the house like after and have the information for

it then the field information I need is the red backing number square footage I

need to know those answers number six I need to know I need to know why like how

soon they need to sell like how much they would have set right on the seventh

I want to know when I can come see the property so this questions are based on

in direct order of you know the information that will keep me on the

phone okay all right so does that make sense so let's go back to house looking

for a second here so it would left for voicemail so those points are made

what kind of disposition okay how far we go in the conversation every call name

is one point every contact is two point let's set it up one method five point

when I'm leaving voicemail it's a one point when I set I'll call back

appointment that means I said call me back at this point in time I'll get

another one point when every 30 minutes in this session I get a ten point and

you can use this point to get people that work for you competing and we just

create the motivation to keep working and then you can create some more money

in the kitchen okay so that's why the dollar is really a cool thing is for the

you buy a house alone what we sell a high for somebody to sell your house at

sixty-five percent of what is worth the question that a lot of people ask that

oh you're taking advantage of people no you're not sometimes people really

need cash and they need to get rid of the house because if they've listed on

the market it will take sixty in these it is priced properly it's a big 60 to

100 days before it actually sells and sometimes the cost of that time is the

cost of the discount that they give you okay sometimes people just need to pawn

you are there as a business owner or not they're gonna find it anyway

you still have a monthly liability of somewhere between 900 to 1200 dollars

per month for a two-family house so if the house is vacant and there's no

tenant right that means you will be in the negative and you stand a risk of

even though you own the house free and clear so free and clear is not a

language you want to make a goal it's not a goal okay what you want is

performing assets property is that you don't even keep this debt on them but

they're performing okay even if there are debt on it right as long as it's

performing meaning no they can't see me in this tenant this income on the

property and then when you look at the cash that came out of pocket every time

when the cash is coming in it makes sense okay mix return on investment

sense you're looking for 10% or more hey as long as you're getting 10% or more

High school can be a difficult time for many kids.

Popularity and "fitting in" often feel like the most important things in the world,

and teens don't want to do anything that could get them bullied or made fun of.

But Ben Moser, a quarterback from Susquehanna Township High School in Harrisburg, Pennsylvania,

isn't worried about his image.

He knows that it's not the outward appearance, but what's on the inside that truly counts.

When Ben was in fourth grade, he made friends with a girl in his class named Mary, who has

Down syndrome.

He took her under his wing and made sure she was included.

"We were always hanging out on the playground together playing around.

I was looking out for her, making sure she playing with everybody," Ben recalled.

He promised Mary that when they were older he would take her to prom.

When Ben told his mom, Lisa Moser, his plan, she was incredibly touched by her son's

kind heart.

"[T]hat would be one of the proudest things you could ever do," she told him.

When the pair was getting ready to go into sixth grade, though, Mary moved to a new school

district and they lost touch.

"We were distant, we went to two different schools, I didn't have much contact with

her," Ben said.

Several years went by, but then one fateful night Ben and Mary were reunited.

Ben was the quarterback for Susquehanna Township's football team and Mary was working as the

ball girl for Central Dauphin.

When the two schools played each other, Ben and Mary were reunited on the football field

and Ben remembered the promise he had made to Mary when they were young.

He decided he was going to keep that promise.

"We got balloons and I wrote 'prom' on it," Ben said.

"I presented her with the balloons and asked her to go to prom with me."

"I was surprised," Mary said, smiling.

When the big night came, lots of friends and family turned out to see the couple off, including

their fourth-grade teacher, Tracey Spogli, who remembers what special students they both

were.

"Ben would always keep an eye out for Mary, making sure she was smiling and happy,"

Tracey recalled.

"I referred to Mary as 'Little Mary Sunshine' because she was the sunshine in our classroom.

The entire experience of that fourth-grade year was a very positive learning experience

for the entire classroom and I am so proud to have been part of it!"

Lisa said she always taught her children to "put others first, love from their heart,

and stand up for what they believe in," and she is so proud to watch Ben live that

out.

"My heart just overflows with love watching [Ben and Mary] tell the story of their friendship,"

she said.

She added that Ben was never concerned about how it would look to take someone with Down

syndrome to the prom or about what others would think.

"For him, it was no big deal," she said.

"He was just doing what was natural and comfortable for him.

It's not just a football quarterback or a girl with Down syndrome, but a friendship

that withstood the test of time."

But while it may not have been a big deal to Ben, asking Mary to the prom meant the

world to her and her family.

"A lot of grade-school aged kids may have stayed away from my sister Mary or thought

she was weird because she has Downs Syndrome.

But not Ben," Mary's brother, Tom Lapokwicz, said.

He added that Ben "put a smile on Mary's face" and restored his own faith in humanity.

For Ben, all the attention surrounding him and Mary has been unexpected and even unwarranted.

"There's nothing wrong with going to the prom with somebody that's not like everybody

else," Ben told Fox43.

"You should just be who you are and do what's right and keep your word, just be you."

Agents conducted an immigration stop due to the suspicious nature of the vehicle.

As a result, agents discovered three passengers who readily admitted to having entered the

country illegally.

The driver also admitted to knowing that the subjects were illegal aliens who had been

smuggled into the United States, and that he would receive payment for transporting

them.

The driver and illegal aliens were transported to the Lordsburg Border Patrol Station for

further processing.

The vehicle used in the smuggling scheme was seized by the U.S. Border Patrol.

During processing, it was determined that the driver (DACA recipient) had an approved

eligibility status to remain in the U.S. until September 7, 2019.

He will be prosecuted on alien smuggling charges.

Furthermore, due to the nature of the crime, the subject may no longer be eligible to maintain

his DACA status.

So there you go.

He was sentenced to 10 years of incarceration, but had a portion of his sentence suspended.

Member", "Driving While Intoxicated" and "Burglary of Habitation".

He was convicted on all crimes and eventually was released on probation.

U.S. Customs and Border Protection is the unified border agency within the Department

of Homeland Security charged with the management, control and protection of our nation's borders

at and between the official ports of entry.

Whereas technology in your basic Mercedes-Benz or Lexus is there for safety and convenience,

the GTC4Lusso's tech is there to make a driving performance statement first, with

safety and convenience second.

This is a Ferrari, a purebred sports car meant to be driven deliberately and with verve.

A huge tachometer sits front and center behind the wheel, flanked by dual high-def LCDs displaying

all other gauges and a modicum of crucial info, like sat-nav.

There are no stalks mounted on the steering column, which is where the metallic transmission

dual-clutch DCT transmission.

Mind-blowing figures, especially considering there are no turbochargers or superchargers

at work here.

than navigating a 4MATIC AMG Mercedes in the same conditions.

Other two-wheel drive Ferraris would've slid off into the embankments.

Whether on the unpredictable, worn Canadian roads surrounding Mont Tremblant, or flogging

it on ice, the GTC4Lusso's steering proved exquisite if not surprisingly light and deft,

translating every input into a perfect adjustment with little effort.

The magnetically controlled adaptive suspension ironed out rural Québécois thoroughfares

and hugged the smooth and curvy ones.

Even with the occasional flash whiteout snow shower and patches of ice everywhere, the

GTC4Lusso felt as sure-footed as a Quattro-equipped Audi (its Pirelli snow tires help a lot).

mileage basic warranty and a three-year unlimited mileage powertrain warranty.

To spice things up on the inside, we'd keep things more traditional with the fancy Rosso
