If you're buying a house in the Savannah area you're probably wondering, do I need

flood insurance? We are talking about the Savannah flood zone map and we are

starting right now. Hey everyone, welcome back to my channel. I'm Karin Carr with

Georgia Coast Homes at Keller Williams here in Savannah, Georgia. If this is your

know you want to. Do I need flood insurance? This is a question that buyers

ask me all the time when they're buying a home so let's jump on over to my

computer and I'm going to show you the best way to find out. Here is the

easiest way to find out Savannah, GA flood zones - specifically homes that are

in Chatham County. You're going to go to Sagis.org and scroll

down to this one right here that says "Find my flood zone in Chatham County."

Click on that. Then you're going to come over to the left-hand side where it says

"find my flood zone - find my address." Step 1 - we click on the magnifying glass and

you type in the address of any house that you currently are considering

buying. It's going to show you this aerial satellite photo. Go back over to

the lefthand side and scroll down over here to "identify my current flood zone."

It's going to automatically show you what flood zone it is currently in. This

particular property is in an X Zone, which means it's considered low risk and

flood insurance is not required. If we go over to this website, which is the

Department of Engineering for Chatham County, they go into the definitions of

what these flood zones are, which ones are considered higher risk, which ones

are not. However FEMA changed their flood maps so

as of August 16, 2018 the flood maps are going to change.

We want to know... great, it's in an X zone now. Is it going to

change come August? Because if I'm buying a house and I'm closing in July, I might

want to say, "Hey, can I wait until August 17th to close if I know that it's

currently in a flood zone and it's not going to be in August?" So go back over to

the left-hand side, scroll down to step number 3. It's going to populate

automatically, it just takes a minute or two. And lo and behold it is still in an

X zone so that's great news. We know that it currently does not require flood

insurance and nor will it come August 16th. So this particular website is

fantastic for all of the homes that are in Savannah, Pooler, Tybee Island,

Wilmington Island... that whole area. There is another website that is specifically

for Bryan County, which is where Richmond Hill is, and we don't even have

one for Effingham County because so few properties there require flood insurance.

So now you know where to go to find the Savannah flood zone maps but do you know

you're using it during peak times. Peak times are specific windows of time in which you're

using large amounts of hot water. For example, let's think about a family of

four. If a kid decides a shower before dinner, while mom prepares a meal, and

dad's doing a load of laundry and other kids are helping clean up -

that's over 60 gallons just in that short period of time!

Tankless units especially are affected by peak times, since they don't heat and

store water around-the-clock. Their ability to heat up water as needed saves
