Hi, everyone! Melanie Cameron here with The Cameron Team at Coldwell Banker Sea Coast
Advantage in Wilmington, North Carolina. Today, our video topic is whether or not
you need to have the title search completed when you buy a property.
The short answer for that is absolutely yes. Title searches in our area are
typically done by title companies or attorneys. Mostly around here, attorneys
handled that. What they're looking for is any issues with the title,
making sure that there's no judgments or liens against the property that there would
potentially be an issue of clearing up prior to closing. Most people have a
mortgage on a property, so that's a lien against the property and that's usually
paid off - well that IS paid off whenever you close on a property, but they're also
looking to make sure that there's no tax lien or IRS liens, or mechanic's liens on
a property that would prevent the current owner from transferring clear
title to you when you buy it. So, absolutely
need a title will search done when you buy a house. We know the best attorneys
in town. Happy to recommend anyone to you, should you need it. If you have any
questions or comments, please give us a call at 910-202-2546 or check us
