Hello, this is Mylene Merlo, your North County San Diego real estate advisor.
And, here is a quick overview on closing costs for California home sellers.
So here's a list of the main categories of closing costs.
The lender payoff of the existing mortgage includes your principal balance and any demand
fees charged by your lender.
The property taxes depend on when you close escrow.
So, you may owe the buyer for unpaid property taxes or the buyer may need to credit you.
You can contact me and I can give you a good idea based on when you plan to close escrow.
If your property falls within a homeowner association, you often pay a document fee
at the beginning of escrow and a transfer fee at the end.
Escrow and title fees are based on purchase price.
You can contact me, I can give you a good idea of what to expect.
The documentary transfer tax is a $1.10 per $1000 purchase price in San Diego County.
The broker commissions are usually paid by the seller.
Sellers often provide two disclosure reports, the natural hazard disclosure and the termite
inspection.
And, the seller often provides a home warranty to the buyer for the first year of homeownership.
After the home inspection, buyers often request either repairs or repair credits from the
seller.
So, here are some examples of what to expect.
For a detached home for $700,000 in San Diego County, my rough estimate of closing costs
here totals about $40,000.
And for a condominium at $400,000 in San Diego County, my estimate is $24,000.
Again, these estimates don't include lender payoff or any repairs.
And please check with your tax advisor regarding any tax liability when you go to sell real
estate.
