How Many Houses Do I Need To See? - Duration: 2:35.

A lot of times I get a question from buyers

and they ask, "How many houses should I look at

"before finding the one that we purchase,

"like how long should this take?"

Well, I think something on the national average

is right around 10 houses that people look at

before they find the one that they actually buy.

But you know the fact of the matter is,

I have some buyers who it's the first house.

They take their time.

They look at properties online.

They drive by the houses first.

You can eliminate neighborhoods or just a house by,

you seeing it in person is different

than seeing it in pictures.

And if you don't like the way that it feels

when you're outside of it,

then that's not the house for you.

And they eliminate it down that way.

And then sometimes it's the first house,

they fall in love with when they walk through the door,

and they say, "This is it, let's take it."

And they buy it.

Sometimes I look at houses with people for over a year

and then finally they find one and that's the one,

so it just depends on the type of research you've done,

how particular you are

about how you want the house to be.

Sometimes you might say well,

I can make the fixes of different things

that I would rather have in here myself,

so that way you can find a house

that might need a little fixing up-ing,

fix-ery, fix-ery up-ery?

Fixing up, fixing up.

And that works for you,

but other times people need it to be perfect.

So it really depends on you.

But for everybody, do your research online,

find houses that appeal to you online,

then go to the neighborhoods

and drive the neighborhoods.

Stop in front of the house, look around, listen.

Take some time, like in the evening,

on a Friday night, or whatever,

just to kinda get a feel for the neighborhood.

Then only go into and see physically a few homes.

That way you're saving your time

and your gas and emotion, basically,

because it doesn't feel as taxing

if you don't go physically and see a ton of houses

all at once, or you know what I mean, over that time.
