Hi Anya Chrisanthon here if you're currently building a new home, or if you're thinking about building a home in the future

Stay tuned because today. We're going to talk about what options you should consider adding now

Versus upgrading them later

I think the biggest obstacle that most people have with new construction is that the list price that they see at first

Versus the price that they end up with. It can add up very very quickly

so you definitely want to come up with a budget first and foremost and

with new construction

it's even more important to know exactly what your budget looks like and stick to it because

Once you enter that showroom and start seeing those

Wonderful countertops and cabinet options that budget goes out the door typically

So it's not only important to pick your budget

But also it's very important to figure out what that budget means to you on a monthly?

Basis because at the end of the day, it's not the final amount of money that you're paying

But it's really that monthly payment that you're gonna live with for a while so you have to make sure that you're comfortable with that

So that means knowing how much?

It adds to your monthly payment if you were to add say a thousand dollars in options

Were ten thousand dollars or a hundred thousand dollars

So that when you are making those decisions it can be very clear in your mind about

What your final number is going to look like so that again at the end of the day you are very comfortable with it

First thing you want to do after you come up with that budget is

to get a list of all the options from your builder and

You'll want them to identify

What is considered structural and what is not considered structural?

So those are the two categories that you're going to choose from structural and non-structural

You'd be surprised. What some builders will consider structural items so for example things like

hardwood steps or the color of

Your door hardware some builders will consider those options structural what that means to you is that?

structural items

You'll typically have a very short amount of time to pick those so you're gonna have to figure out

What makes sense and what did what doesn't make sense for you when you're picking those options

so

Most builders will have to get permits in order to start construction and

In order to not delay that construction you're going to have a very limited window

To pick those items, so you make sure that you do your homework

You really want to prioritize here?

Which items to add now or what to add later my recommendation is that you really concentrate on?

structural items

Structural items are not the items that can be easily added down the road

So those are the items you really want to make sure you think about

So for example to add that full front porch for your home or to upgrade hardwood flooring

Again hardwood flooring is something you can always add down the road

For front porch maybe you could add it, but it's gonna definitely be a lot more difficult to do so after the fact so

Set your budget and get clear on structural versus non structural items and really

prioritize

Structural items you want to make sure that you don't outlive your home in a short amount of time

see if you have another child or your circumstances change you want to make sure that your home works for you now and

for at least a near future

As far as

Non structural items I would recommend concentrating on kitchens and baths, right

That's where most people spend our time. I think it really makes sense to upgrade the owners bathroom

You're gonna be in there all the time, so you really want to make sure that you love that bathroom

compare that price to a price that you'll pay to remodel the bathroom down the road and

It's probably a good you go ahead and upgrade it right away

Especially when it comes to tile tile can make such a big difference in the bathroom if you just go to a larger tile

You know you can really take it from

Plain Jane to a really something

That's a WOW factor, and you want to be wowed when you step into your bathroom

Same thing with the kitchen you're gonna be spending a lot of time in your kitchen especially with new construction

the kitchens are really a

Centerpiece of the home with the open concept open layout so you really want to make sure you show it off

so in the kitchen

I think it really makes sense to upgrade your cabinets if you must decide between upgrading cabinets or countertops

I always say upgrade the cabinet's because it's not going to be very easily

Changed after the fact. I mean it's a major run out of grade your cabinet after

countertops, it's

Literally a one-day job

they can come in and install counter tops over your existing countertops or

Rip it out without a major headache all things relative of course

so

Concentrate again on structural, and then when it comes to non structural items kitchens and baths is

What sells homes right so another thing you want to consider is are you being super taste?

Specific right you're building your home, and you really want to make sure that the home works for you

But you also want to make sure that it

Works for somebody else down the road right you're gonna want to resell that home at some point

so if you're into purple

consider painting

Maybe one accent wall purple instead of taking purple cabinets

purple countertops

Purple flooring right so you definitely want to be makes in mind that you're not being - to taste specific

We've all seen those purple homes

So definitely be conscious of that even though you are building this home for yourself

Anything else again you can always upgrade later

As far as flooring goes that's one item that can add up very quickly and it's something you can always do down the road

the bottom line if you choose to build new construction home you will be miles ahead of

Moving into an older home even if it's been remodeled

Yeah, it's gonna have the glitz of you know all the latest

Upgrades in it, but it's really what's behind the walls that makes a difference

Yeah, you can upgrade the windows and you can uncreate the doors, and you can change the heating system, but it's not so easy to

Update that insulation behind the walls and with the new home, you know you'll have a healthy home

that's energy efficient and will save you money for years to come I hope you found this video helpful and

Hi everyone welcome back to my kitchen today, we're going to do quick and simple this is perfect for holiday entertaining

It's all about how to build your very own charcuterie tray

That's French speak for a cured meat platter

Perfect for your holiday spread your next holiday party or just to enjoy with family. Let's go see how this all comes together

So I'll show you some of the things that we got we'll start off with the cured meats

I went ahead and I got some this is some capicola

some pepper coated salami, and I have heard really good things about these meats, so I also got some prosciutto crudo and

Some Genoa salami these have all been sliced

I bought everything pre sliced because that makes it easy because if you're in a hurry and come up with the last-minute get-together

you don't want to be messing with this stuff in your kitchen you just want to slap it on a tray and

Enjoy their time and your friends and your time together to go on the cheese and charcuterie

We went ahead and got some pitted dates and some dried figs

I got a couple of bags of both dark and white

Seedless grapes those go great with cheese and the charcuterie as well. Let's make our truck whoo to retrace

I've got my little board here

We're just gonna open up everything doesn't mean we're gonna put everything in the package out on the board

But you know the best part about charcuterie is that you can just pile it up, and it's gonna look beautiful

These little cured and smoked meats. They are one of the best things and then when I have Christmas Eve in my house

Which is every year we always start off our meal

With a very large antipasto spread, and it usually has some of this truck hooter e cheese what-have-you

Everybody loves it and honestly there have been years when people have said

You didn't need to make the main course

Because the antipasto was absolutely perfect

here is some of that peppered salami and

You don't look you can just even just slap it down here

Because like I said your friends. Love you, and they're not going care

But just for me, just try and make it a little bit pretty, no this is just a little bit of Genoa salami

This one doesn't have a lot of the pepper on the outside and

We are not highbrow in our house, so we're just sharing with you. How we would do it if our friends were coming over

The last thing we have

Meet wise is this prosciutto now if you've never enjoyed prosciutto. It usually it's very very thin

It's a salt cured meat

It comes with these little plastic

Sheets interleaved and you can just separate them like that

Just like that and then gently peel it if it comes apart, it's not a problem in fact

you might just want to go ahead and

Then separate it like that

Because it's gonna be easier for your guests to deal with I enjoy putting it on a tray like this

Because it is very rich, and it's very salty and it's very delicious

But if you just tear it up into little strips like that

And another thing about prosciutto a little bit goes a long way

I literally put four pieces of prosciutto on this tray

And then you can just arrange that right there

Now I have these green grapes

We're gonna put on this

This tray look how pretty look how pretty that is so pretty you

eat with your eyes first

Always remember that now the other thing I'm gonna put on here. Just some of these dried figs

These are really nice palate cleanser

And they help you to cut the richness of some of this this meat

You don't need a ton on there just a few so I'm just gonna go ahead and pop some of these dates on here

And that is how you make a beautiful quick and easy

economical budget-friendly

Charcuterie tray and that is how you build a charcuterie platter?

Super simple and super delicious you tell me you don't enjoy having something like this on your holiday table around this time of year

It's perfect for

Quick get together x' pickup gatherings. It's easy to take with you if you get invited somewhere

And it's easy just to pick up the things that you need at the grocery store

And it really requires absolutely no cooking a pretty tray

Or a foil pan for that matter whatever you have it's gonna work

Just throw it together throw some grapes on there some dried fruit. I love dried apricots on mine too, but today. We have grapes and

Dried figs and it's just gonna be delicious

Pair this with a delicious cheese tray and you are all set to go

You don't need much more than that to make a great get-together

Do You Want To Build A Snowman? - Duration: 2:14.

Hi my name is Jennifer-Lee Gunson from Euro Canadian Construction and welcome

to my home. Today I'm not in the Arden office

because I'm actually going to show you how to build a cute little wooden

snowman. First step when we got to the jobsite is to get Jeff to cut the log.

Also be safe when cutting your log, wear the proper safety protection! After

you've got three perfect circles make sure you take the one piece that

you're gonna use for the bottom log and just cut the end off of it so it's nice

and flat so your snowman will be able to stand up and not roll over. If you want

to add some personality to your snowman find a piece on your log that might work

for a hat. We had this really interesting end on our piece of log, so it kind of

looks like a toque. Cut that piece off and then take it to the spray-paint

station now that your snowman has had time to sit after it has been hot glued

together it's time to add him some arms. Find some branches that mimic a

snowman's twig like arms. Now were back from the jobs site, we have our cute

little snowman with his his rose gold hat. But now you can see he's missing

buttons and a face. So not super cute yet and of course he needs a nose. We are

going to paint. we have black for the coal eyes and the coal buttons. Classic

orange for the carrot nose. Very simple after you wait about 10-15 minutes for

the paint to dry. You now are gonna to have a lovely little snowman that you

can place anywhere that you want in your house

or outdoors. That is an easy craft from us here at Euro Canadian that you can do

before Christmas time which is in a few weeks! This year Euro Canadian

Construction has a tree down at the Forest of Miracles in Dundarave it's all

part of a big fundraiser to help put an end to homelessness and if you'd like to

donate to the pledge page you can also do that as well have a Merry Christmas

and be safe everyone!
