Hey, guys and girls, it's Nathan Birch here
from Binvested headquarters. And, today talking about
some of the questions that we're getting asked
here in the office on a regular basis.
And one of them that comes up quite regularly
is, "I've seen all your videos,
I've seen people building 5, 10, 15, 20 plus
property portfolios, and you guys being awesome
at doing that over the course over the last decade,
but how does one do that in the current market
and is it still possible?"
It depends on what stance you're looking at building
your portfolio, because one of the things that you need
to look at when building the portfolio is not about having
the numbers in your portfolio, it's about having
the net result and that's to get yourself
financially independent.
Now, in the past I've talked about having
5, 10, 15, 20 properties in one's portfolio
in order to retire, but you don't just
buy all the properties and retire.
You buy the properties, accumulate them,
go through an accumulation phase and then
a consolidation phase later, by selling some
and paying off your debt and having
an unencumbered portfolio.
So I guess the main thing is to ensure you're building
yourself a portfolio which is unencumbered,
and is going to be able to meet the needs
of your lifestyle requirements while bringing in
a rental income to support you so you don't have to go
to work for the boss who you hate, and you wanna
be able to do things that you wanna do in life.
In order to answer your question,
is, yes, it is still possible to do that,
but it's in a different sort of fashion.
Instead of buying 10 properties, selling off 5,
paying off 5, and having 5 unencumbered,
what we do is help them tailor a portfolio
in line with their goals.
So there's a lot of people out there that wanna sell
you properties, and obviously at Binvested
we don't sell properties, we don't get paid any commissions
or anything like that from selling a property.
We have a buyers agency which helps people
build these portfolios.
So when we look at the portfolio, we look at it
in a holistic approach, to work out what you need
today in order for you to move to the next step.
So it's part of a jigsaw puzzle.
If you want to get the full picture,
you need to take it one bite size at a time
to put it out on the table and work out,
what do I need today to get me on to the next step,
and what do I need to get on the next step,
and what do I need to do to the next step?
And what we're doing, some of the stuff that we're doing
nowadays, you've seen us doing stuff with those bulk deals,
the builds and stuff like that.
What we've found is that they're very good deals
that you can get into and be able to produce
a large amount of capital from doing a build.
It's not buying a property off a glossy brochure
or anything like that or an off-the-plan type purchase.
What we're looking at is buying properties
which you can add a little value to,
sell them off, and then use that capital
to deploy into other areas of your portfolio.
Everyone's position is different, but it's very hard
to say there's one-size-fits-all, but
someone might be looking for cash flow,
someone might be looking for equity,
someone might be looking for capital growth,
someone might be looking for a mixture of all those things.
And it's very important that we tailor the portfolio
to fit in line with what you need to get you from
where you are today to the next step.
And it is more of a slower process,
but it doesn't have to be that slow,
because we're still seeing the same results
as a net figure for our clients.

The MAP session, what that will do is
help you devise a strategy and help you get yourself

Because you're only gonna be as good as the people
that you've got around you.
If I wanted to go and build a house or build a car
or whatever, I need to have a team of auto electricians,
painters, panel beaters, mechanics,
all different people that I'd take parts to
and make stuff happen.
So in building your portfolio, you need a team of
lawyers, accountants, finance strategists,
property managers, etc.
A MAP session is helping you build that team
and get yourself in a position so you can
have solid foundations for building your portfolio.
