this is Kevin Smith with another episode.
And I wanted to get into talking a little bit
about for sale by owner.
Every year there's tens of thousands
of home owners who attempt to sell their own homes.
Why, I don't understand that,
but I wanted to touch on a couple of different steps
and six different points that may end up
helping those people that are thinking about it.
The first one is, understanding and
completing the paperwork.
82% of those surveyed have no idea
the contracts and how to do the paperwork
in the state and region that they live.
So, potentially, that could be
a huge liability for you if you
don't understand the paperwork.
Number two is getting the right price.
You'd be surprised that most people
have no idea what the true value
of their home is, because they're
not experienced in the homes all the time.
Using Zillow or some type of zestimate,
of some kind of comparables that are
just based on square footage and maybe rooms,
is not a good way to accurately figure out
what the price of your home is going to be worth.
And 86% of those people do it wrong.
The other thing you want to make sure is,
number three is fixing up your home for sale.
Now, there's certain things that a real estate
agent is going to be able to help you with,
and that might be the cost of staging,
getting it fixed up so it's maintenance free.
I did a video on an earlier segment
that talked about curb appeal,
and what your house should look like,
well, it looks from the outside, from the street.
So, 89% of people don't know what they're doing
when it comes to fixing their house up
and getting it ready for sale.
Number four is attracting the potential buyer.
Now, being in the MLS system,
where we have thousands of agents
that are showing properties on a daily basis,
94% of those surveyed have no idea
how to attract the buyer.
Putting a sign in your front lawn
is only going to be one way of doing that.
By being in the MLS system you're going to be
attracting people from all over,
could be out of state investors,
it could be area, regional area,
buyers in the area.
So that's one of those other topics
that you're gonna have to discuss with
an experienced real estate agent.
Number five is selling within the planned time.
So if you're looking to sell your home
in a short amount of time, for let's say
a business transfer, for a job,
you got school starting,
90 to 120 days is typically what a
for sale by owner has to end up spending
to sell their own home.
And they end up using a real estate agent
in the end anyway.
So, it would be a better idea to,
if you're under a short time crunch,
to speak to a real estate agent who's experienced,
who'll know how to price your house correctly,
market it, and get it sold in the time you need to.
And then, 99.9% of those surveyed,
have no idea how much work and effort goes into
an experienced agent's experience or selling
real estate.
So, if you think open houses and doing the paperwork,
getting your house maintained and up to date,
and making sure that you're pricing it correctly,
you need the experience of a realstor.
